Rental Requirements & Verification Process
KS Property Management, LLC considers it an honor to have the opportunity to assist you and your family in finding a home and regrets not being able to help everyone. To ensure you get the home you are interested in, please review the requirements and expectations that we look for in an applicant.
There are Limited Credit Requirements
Everyone 18 years of age and older must fill out an application and submit it with the items listed below.
Please note that no viewing will be scheduled and your application will not be considered or even looked at until ALL of the following information is received:
- NON-REFUNDABLE application fee ($40.00 per applicant)
- Copy of current drivers license
After your application is received along with all required documents, the approval
process will start. We will contact you to schedule a viewing of the unit to make sure you
are interested in the property before moving forward with the approval process.
Listed below are requirements that at least one of the applicants must meet:
- 1 year on current employment verification
- Income verification (30 day minimum bank statements – two most recent pay stubs)
- 1 year verifiable rental or mortgage history (may not be family related)
- Net income (after taxes) must be 3X’s the amount of rent
- Current rent must be within $200.00 of the amount of rent you are applying for
- ALL APPLICANTS must submit to a background check and not have any evictions,
convictions, or numerous law suits for non payment of bills within the last 7 years.
If you are lacking rental history, or you haven’t been on your job for the length of the time required, you could still qualify if you have a credit score of 680 or above, or if you have an approved co-signer. Please submit all co-signer information on your application. If you are in an active Chapter 7 or 13 Bankruptcy, your application will be denied. Please only submit an application if you have been dismissed or discharged. The screening process of applications usually takes 48-72 hours. It is our office policy that homes continue being showed until an applicant is approved. If any references are unable to be verified after 72 hours, the application will go into a hold status until proper verifications are completed. Once an application is approved, applicants will have 48 hours to bring certified funds to pay the security deposit and sign a lease. An approved application is good for 30 days. Once an applicant is approved they are required to move into the home within 30 days, NO EXCEPTIONS!
*KSPM does not allow any pet on the viscous animal list on any property due to insurance disclaimers per policy. Pet policy, as far as type and size, is dependent upon owner’s discretion. When pets are allowed, there is a non-refundable fee per pet.

Please be prepared to pay the $40.00 application fee at the end of the application process. You will be prompted to pay via credit card or debit card at the end of the online application or you can pay cash or money order upon viewing the house or delivery to one of our office. Applications cannot be processed without a paid application fee. In addition to this rental application, you will also be required to provide a copy of a valid form of identification and proof of income. Any information not submitted completely can result in a delay in processing your application.

Each resident over the age of 18 must submit a separate rental application.
