HOA OVERVIEW

KS Property Management, LLC excels in the management of residential associations. We have a record of accomplishments in solving long-standing problems and in building consensus among homeowners. KSPM works with a variety of associations to ensure that homeowners within the community can fully enjoy their home and amenities while maximizing returns on their real estate investment. We work closely with associations to ensure that CC&R’s are enforced fairly and in a manner consistent with law. We can help associations in many different ways. We provide full management service or you can choice from a menu of service.

ACCOUNTING AND FINANCIAL SERVICES

  • Post and track payments by owners of HOA fees and assessments
  • Receive, review and ensure timely payments of vendor invoices
  • Complete monthly/quarterly financial statements
  • Assist in annual Audit and Tax Return with a CPA
  • Assist in preparation of annual budget
  • Maintain FDIC insured checking and savings accounts in the name of the Association with BB&T
  • Collection Services
  • Apply late fees and interest charges
  • Provide detailed monthly invoices for all Management Services and expenses

PROPERTY MANAGEMENT

  • Assist the Board in a competitive bidding process for non-emergency services and provide recommendations in selection of contractors/vendors
  • Oversight of contracted vendors
  • Perform monthly site inspections (unless otherwise stated in contract) to maintain knowledge of the condition of the property and performance of the contractors
  • Advise Board of major problems or trends in maintenance service requests as they occur

ADMINISTRATIVE SERVICES

  • Disburse “Welcome Packets” to new owners
  • Prepare Certificates of Assessment for Association
  • Provide copies of Association Documents upon request
  • Maintain Association records
  • Issue notices of violations of Association Rules and Regulations
  • Communicate with owners/Board Members to understand issues and find appropriate solutions
  • Send Membership Mailings to owners as directed by the Board of Directors
  • Send Quarterly Board Meeting and Annual Member’s Meeting coordination
  • Assist in client’s legal counsel, as necessary, to initiate required legal action consistent with the Association’s governing documents
  • Provide Board Members and owners with a secure web portal (as needed).
